For 90% of the roofs we see, a straightforward soft-wash clean plus 5-year biocide treatment is what you actually need — not a coating. Roof coating has legitimate uses but is heavily oversold, often to homeowners whose real problem is just moss buildup that a £500 clean would solve.

What roof cleaning actually does

Removes moss, algae, lichen and organic staining from the tile surface
Treats the tiles with a residual biocide that prevents regrowth for 4–5 years
Clears gutters and downpipes of the material dislodged from the roof

What roof coating claims to do

Adds an acrylic or polymer coloured coating on top of the cleaned tile

Where roof coating has real value

Coating is legitimately useful in three specific cases:

Genuinely worn concrete tiles where the factory coating has degraded to the point that the tile itself is porous. A coating restores the water-shedding function.
Cosmetic restoration when the homeowner wants a specific new colour and doesn’t want to re-roof.
Insurance-recommended cases where a surveyor has specifically flagged tile porosity as a risk.

Where roof coating is a scam

The industry has a well-documented problem. Common patterns to walk away from:

Cold calls or door-knock sales. Any legitimate specialist works from enquiry to quote — not cold-approach to hard-sell.
“Today only” pricing. A £6,000 quote that becomes £3,500 “if you sign now” was always £3,500. And probably still overpriced.
“Your tiles will fail without coating.” Concrete tiles have a 50–70 year design life. If yours are 25–35 years old, they don’t need coating — they need cleaning.
“20-year guarantee.” Backed by whom, exactly? Most coating “guarantees” are underwritten by the company itself, which is unlikely to exist in 20 years. Genuine insurance-backed guarantees add £500+ to the price and are rare.
Peeling coatings. The dirty industry secret: most acrylic roof coatings peel within 5–8 years on Hampshire’s wet climate, leaving the roof looking worse than before.

“Can you send me photos of three of your coating jobs from six or more years ago in the same tile type as mine?” Watch what happens. A legitimate coating specialist will have exactly that portfolio. A cold-caller won’t.
