What managing agents usually need

Section 20: plan the timing

For leasehold blocks in England, qualifying works that cost any one leaseholder more than £250 in total trigger the consultation process in Section 20 of the Landlord and Tenant Act 1985. That means a notice of intention, a 30-day consultation period and estimates before the work is agreed. Build that time into the programme, and ask for a written, itemised estimate you can use in the notices.

Why soft wash, not jet wash

High-pressure washing can strip the surface of concrete tiles, force water under laps and push moss into gutters and downpipes. How often

Can the quote be itemised per block for Section 20?

Yes. Ask for an itemised written quote per block or building when you enquire, and we pass that requirement to the specialist with the job.

Do residents need to be home?

No. On most low-rise blocks the roof is cleaned from the ground or from access equipment outside. Residents are usually asked to move cars and close windows on the day.

Do you work with housing associations?

Yes. Housing associations and councils can send enquiries in the same way. Tell us about any approved-contractor or procurement requirements up front so the specialist can confirm whether they meet them.
