What Is Soft Washing?

Soft washing is the application of biocide cleaners at very low pressure (typically under 100 psi — about the same as a garden hose). The biocide kills the algae, lichen and moss spores at their root. The dead growth is then either rinsed away or left to weather off naturally over a few weeks.

The contrast with high-pressure jet washing is significant. Jet washers physically blast surfaces clean — effective in the short term, but they also strip protective glazes off concrete tiles, crack ridge mortar, force water under sealed surfaces, and leave moss spores in place to regrow within a year. Soft washing, properly done, produces results that last 5–7 years.

What is soft washing?

Soft washing uses low-pressure water (under 100 psi) combined with a specialist biocide to kill organic growth at the root. It cleans chemically rather than mechanically, so it never damages the underlying surface — safe for roofs, render, fascias, conservatory roofs and exterior walls.

Can soft washing be used on render?

Yes — render is one of the most common applications. High-pressure cleaning blows render off the wall, but soft washing removes algae and dirt without touching the substrate. K-rend, monocouche and traditional pebbledash all respond well.

Is soft washing safe for conservatory roofs?

Yes — soft washing is the recommended method for polycarbonate and glass conservatory roofs. Jet washing risks seal damage and leaks; soft-wash biocide clears green algae and grime without any pressure force on the seals.

How quickly do results show?

Heavy moss and dirt lift during the wash itself. Lighter algae and green staining continues to break down over the following 2–4 weeks as the biocide does its work — the roof or render actually keeps getting cleaner after the team leaves.
