Commercial Roof Cleaning & Soft Washing in Hampshire

For property managers, facilities teams and owners of more than one roof. Soft wash, not jet wash, quoted in writing by a vetted local specialist.

Who this is for

  • Blocks of flats and maisonettes, and residents’ management companies
  • Housing developments and estates with several roofs to do at once
  • Offices, surgeries, schools, churches and community buildings
  • Holiday lets, guest houses and small hotels
  • Landlords with a portfolio of rental homes (see the landlord’s guide)

Why soft wash on commercial roofs

Soft washing applies a biocide at low pressure and lets it kill moss, algae and lichen at the root. It avoids the tile and granule damage that high-pressure jet washing causes, and it avoids blasting debris into gutters, car parks and neighbouring property. For the method in detail, see soft washing and soft wash vs jet wash.

Most roofs are done from the ground with water-fed extension poles, so scaffolding is rarely needed. Where a roof does need access equipment, it is quoted as a separate line.

Surfaces covered

  • Concrete and clay tiles, natural and fibre-cement slate
  • Render, fascias and soffits (soft washing)
  • Gutter clearance alongside the roof clean (gutter cleaning)
  • Moss removal and biocide treatment on heavily grown roofs (moss removal)

How it works

  1. You send the job. Addresses, number of roofs or blocks, roof type if known, access notes and a few photos (ground-level or drone is fine).
  2. We match it. Hampshire Roof Care is a matching service. We pass your enquiry to our vetted local specialist partner, who covers South Hampshire.
  3. The specialist quotes. You get a written quote direct from the specialist, itemised per roof or block where that helps your budgeting or service-charge paperwork. A site visit is arranged where photos aren’t enough.
  4. You contract with the specialist. The work, paperwork and invoice are between you and the specialist. There is no markup from us on the quote.

Paperwork to ask for

Before work starts on a commercial or shared building, ask the contractor for:

  • A current public liability insurance certificate
  • A risk assessment and method statement (RAMS) for the site, covering work at height and chemical use
  • Safety data sheets for the biocide being used
  • A written scope: which roofs, which surfaces, what’s excluded, and any guarantee terms in writing

Tell us what your organisation needs when you enquire and we’ll pass it on with the job. Our insurance and certificates guide explains what each document means.

Common Questions

Do you clean roofs on blocks of flats and commercial buildings?

Yes. Hampshire Roof Care matches commercial and multi-unit enquiries to our vetted local specialist partner, who carries out soft wash roof cleaning on blocks, estates and commercial buildings across South Hampshire.

Can I get one quote for several properties?

Yes. Send all the addresses in one enquiry. The specialist can quote per roof or block so costs can be split between properties or cost centres.

Is soft washing safe near car parks, gardens and pedestrians?

Soft washing runs at low pressure, so there is far less overspray and debris than jet washing. The contractor sets out how the area is protected and managed in the site risk assessment and method statement.

How is commercial roof cleaning priced?

Price depends on roof area, height, access, roof type and how heavy the growth is. Commercial work is quoted individually in writing after photos or a site visit, rather than from a fixed list.
