Pet-Safe Biocide: What to Ask Before You Book a Roof Clean

Biocide is safe if applied properly. Here’s what ‘properly’ means.

The honest short answer

Modern soft-wash biocides are safe for pets and wildlife once dry. The window of concern is a few hours during and immediately after application — keep pets indoors, cover the pond, put chickens back in the coop. After 4–6 hours the biocide has bound to the tile surface and there’s no residual risk.

What biocide actually is

The standard soft-wash biocide used across Hampshire (Benz Rapide, Wet & Forget, or equivalent DDAC/BAC-based products) is a quaternary ammonium compound — the same broad family as many kitchen disinfectants. Diluted for roof application, it’s classed as low-toxicity to mammals but is toxic to fish, amphibians and aquatic invertebrates.

Pet-by-pet checklist

Dogs. Keep them indoors during application and for 2 hours after. If they access the driveway or garden, hose off their paws before letting them back in. Water still on tiles or gutters may contain diluted biocide.
Cats. Same as dogs, plus be aware cats often climb onto low garage or extension roofs. Keep them in for the day if you have this style of property.
Chickens / rabbits / guinea pigs. Cover the hutch or coop if it’s directly downwind of the property. Move it 3–4 metres from the house for the day if possible.
Fish and pond wildlife. This is the important one. Cover the pond with a tarp before work starts and leave it covered until 12 hours after — overnight is easiest. Any biocide that reaches pond water at concentration will harm fish.
Bees and pollinators. Modern biocides at soft-wash dilution are low-risk to pollinators, but avoid direct spray on flowering shrubs near the property.
Wild birds & hedgehogs. Take down bird feeders for the day; move any hedgehog feeding station under a cover.

Questions to ask before you book

“What biocide brand and active ingredient do you use?”
“Is it labelled pet-safe once dry?”
“What do you recommend I do with my pond during the work?”
“Do you carry insurance that covers accidental animal harm?”
“How long until my dog can go outside again?”

Red flags

Walk away if the answer to any of these is vague or dismissive:

“It’s totally safe, don’t worry about the pond.” (It isn’t.)
“We use household bleach.” (Sodium hypochlorite is toxic to lawns, plants and pond life at any concentration that’s effective on moss.)
“You don’t need to do anything with your pets.” (You do.)
