Roof cleaning prices across the Eastleigh borough aren’t a single number — they vary meaningfully between areas. A semi in Velmore and a detached in Chandler’s Ford could be quoted £500 apart for the same service, and that’s entirely down to the housing stock, not pricing games. This is an area-by-area breakdown of what we’ve actually invoiced across Eastleigh, Chandler’s Ford and the surrounding villages in the last 18 months.

Three factors push prices between the different areas, and they’re all about the property — not the postcode:
Per square metre, every Eastleigh job is priced identically. Total bill = surface area × standard rate, plus a fixed setup component.
The most-asked-for area in our Eastleigh book. Chandler’s Ford detached homes around Hocombe Road, Hursley Road, Pine Walk and the Hiltingbury Road area are typically 4-bed executive builds from the 1970s–90s on plots of 0.15–0.3 acres. Roof areas of 180–220 m² are normal.
Almost every Chandler’s Ford roof we’ve cleaned is concrete interlocking tile (Marley Modern dominates, with Sandtoft Calderdale on the slightly newer builds). North-facing rear roofs typically show heavier moss because of mature tree shade — 60% of our Chandler’s Ford quotes specifically call out the rear elevation.
Typical job: 1 day, 2 operatives, gutter clearance included, before/after photos. The 5-year biocide treatment is non-negotiable — without it, regrowth visible from the road usually returns within 12–15 months in Chandler’s Ford given the tree cover.
Sits between Chandler’s Ford pricing and the smaller-housing areas of the Eastleigh borough. Hiltingbury Road and the streets running off it (Hocombe, Velmore, Hartwell) are a mix of 1960s detached and slightly later semi-detached. Roof areas commonly 140–180 m².
Most jobs in Hiltingbury land at the £800–£1,000 mark. The variance is driven by whether the property has a single roofline or multiple gable ends — the latter takes 30–40% longer to soft-wash properly.
The newest Eastleigh estate of significance (1990s–2000s build-out). Detached homes around Knightwood Road, Knightwood Lane and the streets feeding off Hilliers Way. Roof areas frequently 200 m²+ because Valley Park houses sit on larger plots with deeper footprints.
Valley Park tile mix is concrete interlocking but with more variation — some newer builds use Sandtoft Calderdale (slightly larger format, faster to soft-wash) which can pull pricing toward the lower end of the band for big roofs.
The largest concentration of Eastleigh jobs by volume — Boyatt Wood is dense 1970s estate housing, with around 2,500 homes across the SO50 postcode area. Roof areas range from 90 m² (terraced and small semi) to 160 m² (larger detached on the eastern side).
The estate is overwhelmingly Marley Modern concrete interlocking tile. North-facing roofs around Allbrook and Stoneham, plus the streets backing onto the railway line, show the heaviest moss build-up. We do regular work along Lawn Road, Wells Place, Boyatt Lane and the streets feeding into Pirelli’s old works.
Typical Boyatt Wood semi: 4–6 hours, £500–£650 fully treated. Larger detached: full day, £750–£980.
Mixed housing stock makes Bishopstoke the most variable area to quote without photos. The 1970s estate housing around Riverside, Sedgewick Road and the streets off Bishopstoke Road is concrete interlocking and prices like Boyatt Wood. The older village core around Church Road has pre-1960 cottages with clay plain tile or natural slate — those properties are typically £100–£200 higher because manual scrape time per square metre is longer.
Roofs facing the River Itchen show heavier moss because of higher humidity. We typically recommend a 5–7 year clean cycle for Bishopstoke vs the 8–10 year cycle that works further inland.
One of the lowest-cost areas in the Eastleigh book, simply because the housing stock is smaller. Velmore Road and the surrounding 1960s–70s semi-detached homes typically have 80–110 m² roofs — tight, simple roofline, single gable, quick to soft-wash.
Most Velmore jobs come in at £480–£580 fully treated. Larger Velmore detached run to £680.
Sits on the eastern edge of our Eastleigh coverage area, just on the SO50/SO53 boundary. Fair Oak village (around the Crown and the parade of shops on Botley Road) is mixed older housing; the Tollgate Road estate and the Allington Lane area are newer 1980s–90s estate housing.
Tile mix is concrete interlocking on the estates, occasional clay plain on the older village properties. Pricing tracks Boyatt Wood closely.
